The HQS Inspections Team is responsible for all new contract, quality control and annual inspections. All properties subsidized by the Section 8 Housing Choice Voucher program must pass an HQS inspection annually.

Annual inspections are conducted daily to fulfill this SEMAP requirement. New contract inspections are conducted daily as part of the new contract process. Quality control inspections are conducted as part of the SEMAP requirements.

If property fails HQS requirements the Inspections Team is responsible for the abatement of Housing Assistance Payments to the landlord. The Inspection Team also negotiates all rent adjustments. The Inspections Team is also responsible for processing any change of landlord documents and interim rent changes.
